Looking for Professional Mold Testing and Assessment in Orlando, FL?
We are widely considered as Central Florida's Top Mold Testing & Analysis Experts
Mold can create health issues for you and your family. It can sometimes make your home or commercial property uninhabitable, so if you think you have mold, contact Healthy Home Environmental Services, LLC, for our expert mold inspection and professional mold testing services.
When looking for a company to inspect your home or business for potential indoor mold growth, it is important to use a mold detection company that is not involved in the remediation process. That is exactly what we offer; unbiased mold inspection and testing without a conflict of interest. It’s why we are considered one of the top mold inspection companies in Orlando.
When Is Mold Detection Needed?
Most homeowners or business owners contact us to test for mold for one or more of the following reasons:
• Strange or musty smell
• Visible mold growth
• Unexplained health complications and symptoms
• Mold check
• Recent water damage
• Real estate transactions / new property purchase
• Looking for peace of mind
• When Mycotoxin exposure is a concern
Mold inspection services done without testing are simply a guess at what is going on with your indoor air quality. Our professional mold inspection & testing service is so valuable because we offer hard evidence about what is going on and if the mold in your home or business is dangerous.
Why You Need Professional Mold Testing
Molds are a natural and beneficial part of our environment, but certain mold strains cause severe damage to your home and have adverse effects on your health, such as Stachybotrys (black mold). That is why we recommend a black mold inspection. In Florida, it’s impossible to keep all mold spores from entering your home or business. The problem arises when indoor air has a higher level of mold than outdoor air.
While collecting samples on your own for mold may be less costly than hiring a professional, experienced mold inspector, you will not be able to collect samples from all the locations where mold is potentially growing. Professional mold inspectors are aware of current guidelines and practices for testing mold, including mold that can be hidden within walls and ceilings.
A visual inspection alone will not indicate how dangerous mold growth is – only mold testing by a professional can accurately identify the specific strain of mold in your home, determine if the indoor levels of mold detected exceed normal levels and evaluate the risk to your health.
Mold Remediation Support Services
- If the mold investigation and mold testing of your property determines that you have a mold problem, we provide a written remediation protocol plan that outlines how the mold should be professionally remediated. This scope of work can be submitted to companies that specialize in professional mold remediation as well as insurance companies when filing a claim. Note: It is against Florida regulations for the same company to test and remediate on the same job.
Our Step-by-Step Process
Our Process
When you hire us for our mold inspection and testing services, we’ll inspect your home for moisture and collect samples to test for different types of mold. We’ll assess the problem, provide testing, and recommend solutions based on our findings.
Whether you have a leaky roof, a humidity problem, or a water intrusion event, we will assess, test, and provide a written remediation report for a mold remediation company to follow for mold removal. We also provide clearance testing once the mold has been properly removed.
Step by Step Process
1. Contact us to schedule an appointment
2. Visual assessment of the property
3. Samples collected are sent to an independent lab for analysis
4. Lab results received the next day
5. Inspector provides you with a detailed protocol for mold remediation (if necessary)
6. Mold remediation is done (by a mold remediation company if necessary)
7. Mold clearance testing done following removal of mold (if necessary)
Throughout this entire process, we provide full support to you.
Our expert Orlando mold testing includes:
Sampling service
- Ambient air samples (the air you breathe in a room)
- Wall and ceiling cavity samples
- Surface samples (bulk material, swabs, tape lifts)
Remediation Support service
- If the mold investigation and mold testing of your property determines that you have a mold problem, we provide a written remediation protocol plan that outlines how the mold should be professionally remediated. This scope of work can be submitted to companies that specialize in professional mold remediation as well as insurance companies when filing a claim. Note: It is against Florida regulations for the same company to test and remediate on the same job.
Clearance Testing service
After the mold has been properly remediated, Healthy Home will perform a clearance test to make sure that all mold remediation containment areas or open areas are free of dust, debris, and visible mold. Even if no initial test has been performed, it is in your best interest to have a clearance test after remediation is performed following these criteria:
- The source of the problem has been corrected
- All microbial growth is cleaned and/or removed.
- All building materials associated with the mold problem are dry.
- There are no current sources of water intrusion.
- Air samples collected meet industry guidelines for clearance.
- Receive a Clearance Certificate for your records.
Mycotoxin Testing service
You are experiencing adverse health effects after living or working in a mold-contaminated environment. Since mold typically needs a food source, an initial inspection is performed to locate the source followed by air sampling and/or direct sampling methods. Environmental mycotoxin testing can be requested at the time of initial testing or after, based on initial testing laboratory results. If the presence of environmental mycotoxins are detected clinical mycotoxin testing is then recommended on exposed occupants, mycotoxin testing is performed using a simple urine specimen which can detect the toxins that come from pathogenic or disease causing species of mold. The medical mycotoxin test comes in a sealed kit with instructions for specimen collection and a pre-paid label to ship your specimen directly to the medical laboratory. Healthy Home Environmental Services NEVER receives clinical medical laboratory results; all guidelines are private, subject to government guidelines and regulations, and go to you, the patient directly.

FAQ's
Why a remediation report is necessary
At Healthy Homes Environmental Services, as part of your mold test price, we include a mold remediation report in your written mold test report. This report is important as it saves you time and helps your mold remediation company get an estimate to you faster and get your mold removed faster. We have found that many mold testing companies do not include this report in their base mold test price and charge separately for this report.
What are the dangers of mold?
Mold can grow anywhere, from your roof to your pipes to your windows to your drywall. If the area has moisture, mold will most likely grow. Mold exposure can cause different symptoms in different people, which include:
- Those who are sensitive: If you are sensitive to mold, you may deal with a stuffy nose, wheezing, or itchy, red eyes. Your skin might also be itchy, and these symptoms will persist as long as the mold is present.
- Those who are allergic: If you’re allergic to mold, your reactions may be more severe. You might suffer from a fever or have trouble breathing. If you have asthma, you may also have these reactions.
The extent of your mold problem and the amount of time you spend indoors will affect how severe these symptoms are. No matter what, if you want to get rid of any Orlando mold inspection on your property, Healthy Home Environmental Services, LCC, is here to help.
We are family-owned, fully licensed, and insured to serve commercial and residential properties in Central Florida and the surrounding areas. We have more than a decade of experience handling mold issues, so give us a call today at (407) 395-4549 for our professional mold inspection, mold assessment, and mold testing services.
What are symptoms of mold exposure?
There are three types of mold spores, each causing a different set of symptoms:
- Allergenic: Mold spores that cause an allergic reaction in those that breathe in it, such as wheezing, runny nose, itchy eyes, rashes, and fatigue.
- Pathogenic: Mold spores that cause a suppression of the immune system leading to chronic pain, respiratory problems, and sinus infections.
- Toxic: Mold spores that are very hazardous and may lead to more serious health concerns such as mood swings, anxiety, depression, memory lapse, and confusion.
What are causes of mold exposure?
- Fatigue
- Skin rashes
- Digestive problems
- Frequent headaches
- Respiratory problems
- Chronic aches and pains
- Sinus infections or congestion
- Mood swings, anxiety, and depression
- Trouble concentrating, memory lapses or confusion
- Itching or irritation of the nose, eyes, throat, or skin
What are Mycotoxins?
All Homes and Buildings Contain Mold
The real question is which molds? Certain molds have the ability to create
Mycotoxins. The World Health Organization (WHO) in its 2011 publication: Mycotoxins: Children’s Health and the Environment defines mycotoxins as follows
- Toxin – A natural produced poison
- Mycotoxin – Natural byproducts produced by fungi that evoke a toxic response when introduced in low concentrations to humans, by a natural route. Note: There is no definition of what “low concentration” means.
Mycotoxins are produced by a number of different toxin producing fungi found in water damaged indoor environments. Their impact can be life threatening.

With ONE TEST, you can detect 10 of the most toxigenic molds and 15 of the most poisonous mycotoxins. EMMA testing uses sensitive molecular detection technology to look for the presence of 10 of the most toxigenic molds. It determines their presence and determines their relative abundance. EMMA also tests directly for 15 of the most poisonous Mycotoxins using its patented Mycotoxin detection test. Testing is simple, only requiring small amounts of dust or material from AC or heater filters.
What are the symptoms from exposure to Mycotoxins?
- Kidney toxicity
- Immune suppression
- Autism
- Neurotoxicity
- Depression
- Chronic Fatigue Syndrome
- Cancer
- Acute Pulmonary Hemorrhage
- Aplastic Anemia
- Birth defects
How Do I Know When the Remediation or Cleanup is Finished?
- You must have completely fixed the water or moisture problem before the cleanup or remediation can be considered finished.
- You should have completed mold removal. Visible mold and moldy odors should not be present. Please note that mold may cause staining and cosmetic damage.
- Areas greater than 10 square feet of visible mold or areas that have been tested and determined elevated or toxic molds exist must be remediated by a licensed professional.
- A PRV (post remediation verification) or Clearance Test should be performed prior to build back to determine if initial contaminants have been entirely removed.
- Ultimately, this is a judgment call; there is no easy answer. If you have concerns or questions, call the EPA Indoor Air Quality Information Clearinghouse at (800) 438-4318.
How do you detect hillden mold?
One of the most common questions is “how to check for mold“? You may suspect hidden mold if a building smells moldy, but you cannot see the source, or if you know, there has been water damage and residents reporting health problems.
How to detect mold
Mold may be hidden in places such as the backside of drywall, wallpaper, or paneling, the top side of ceiling tiles, the underside of carpets and pads, etc. Other possible locations of hidden mold include areas inside walls around pipes (with leaking or condensing pipes), the surface of walls behind furniture (where condensation forms), inside ductwork, and in roof materials above ceiling tiles (due to roof leaks or insufficient insulation). Ceiling Cavity and/or wall cavity sampling can confirm the presence of mold.
Can you investigate Hidden Mold Problems?
Investigating hidden mold problems may be difficult and will require caution when the investigation involves disturbing potential sites of mold growth. For example, removal of wallpaper can lead to a massive release of spores if there is mold growing on the underside of the paper. If you believe that you may have a hidden mold problem, consider hiring an experienced professional.
